A seller’s broker represents your interests throughout the sale.

Before putting your property on the market, I look at the property itself, recent comparable sales, competing listings and current market conditions to build the right strategy.

From there, I help you:

  • Understand your property's value and current competition
  • Decide which improvements are worth making — and which aren't
  • Prepare the property for sale, including decluttering, repairs or other work when appropriate
  • Determine whether physical or Virtual Staging would benefit the property
  • Establish the pricing and launch strategy
  • Coordinate professional photography and marketing
  • Manage showings and monitor buyer feedback
  • Review and negotiate offers
  • Anticipate issues that could affect the transaction
  • Manage the sale from accepted offer through to the notary

The goal isn't simply to sell your property. It's to put it in the strongest possible position to achieve the best result.

How I Work With Sellers

Preparation doesn't always mean renovation.

When I first visit a property, I'm not looking for a list of things you can spend money on.

I'm looking for what will actually make a difference to buyers.

Sometimes repainting, decluttering, repairing something or changing the presentation can significantly improve how a property shows.

Other times, my advice may be:

Don't spend the money.

If I don't believe a $5,000 improvement is likely to give you a meaningful return, I'd rather find another way to position the property.

The question isn't:

“How much should we do before selling?”

It's:

“What is actually worth doing?”

I look at the property through the buyer's eyes.

You already know how your home works. A buyer doesn't.

An empty room may leave buyers wondering where the sofa goes. An oversized piece of furniture can make a perfectly good room feel small. And sometimes the way a property appears online doesn't communicate what it actually feels like in person.

That's why I think carefully about presentation.

Depending on the property, that might mean physical Home Staging, Virtual Staging, professional photography, video or a 3D Tour.

I don't use these simply because they're available.

I use them when they help buyers understand the space and see its potential.

Don't make buyers imagine. Show them.

Pricing is the beginning, not the whole strategy.

We can analyze comparable sales and competing properties before listing, but once your property goes live, the market starts giving us new information.

How much interest are we getting?

What are buyers saying after visits?

How does your property compare with new listings coming onto the market?

Are buyers interested but hesitating at the price — or is something else holding them back?

I pay attention to those signals.

A selling strategy shouldn't exist only on launch day. It should respond to what the market is actually telling us.

I negotiate the whole offer — not just the price.

The highest number on the page isn't always automatically the best offer.

Price matters, but so do financing, inspection conditions, dates, inclusions, the buyer's circumstances and the overall certainty of the transaction.

When an offer arrives, I look at the complete picture.

If there are multiple offers, we consider not only how high buyers are willing to go, but also which terms give you the strongest overall position.

And when there is room to negotiate, I look for where we can improve the deal — whether that's price, conditions, dates or another part of the offer.

A strong negotiation is about getting the best overall result, not simply reacting to one number.

From Accepted Offer to Closing

An accepted offer isn't the end of the sale.

There may still be an inspection, financing conditions, document requests, deadlines and issues that need to be resolved before the transaction becomes final.

I continue to manage the process, communicate with the other professionals involved and deal with issues as they arise — through to the notary and completion of the sale.
